FREE Area Property Information Search
For those who are looking for data about housing we offer direct search links so that our customers can search for property in the Austin Area simply by loading in their personal criteria. When a customer orders this free service, a service coordinator will contact that customer to confirm that access was received and to offer additional research capabilities. Those are also free. We want you to find the property that meets your needs.

FREE "Moving To Austin" package
Our package includes asssignment of a move coordinator as well as both electronic and printed data about Austin. The information includes housing information, schools data, demographics and much much more. You will be contacted to confirm your information before information is distributed.

FREE Commercial Customer Conference
It is our experience that those who need assistance with buyer, selling, leasing or managing commercial property or businesses have unique and confidential issues that must be addressed in order to complete a successful transaction. We have a team of professionals to address those unique issues in a confidential and private setting. All that we ask is that you schedule and not expect us to be available without notice.

FREE Leasing and Property Management Conference
Like commercial customers, landlords and tenants have unique requirements that need to be addressed face to face before decisions can be made. We have professional property managers as well as tenant representatives on staff. All that we ask is that you schedule our time.

FREE Market Analysis
We offer to complete market analyses,using the latest data from the Austin Multiple Listing Data Base. We will provide data about one property, a neighborhood or a community. All we need is for you to describe your need. This is one of our most popular services. If you will permit, we will include examples of our proven marketing plan and information about ourselves.

FREE Buyer's Education Classes
Our buyer's education classes are schedule by our buyer's agents. Classes may be either groups or individuals, but all include a comprehensive written guide about the process as well as the current forms that a buyer will see and use in the process. Attendeesl go away with knowledge about where homes that meet their needs are found, what they cost and exactly how to go about acquiring them. Classes are scheduled monthly as a minimum with additional classes added as the need arises.

We are proud of the value of our free services and gratified that you often come back and allow us to work for you as our client. Our sellers receive a menu of services as well as a written marketing plan at first interview and undates routinely per the agreed plan. Commissions charged are proportionate to services required and rendered. No seller is expected to accept any offer without receiving both the seller's estimate of net proceeds and a written time line. Buyers recieve buyer's education as well as representation. Qualification, search, showing and offer preparation are all hands on assisted steps in the buying process. Every offer is conveyed with a letter of transmittal and all data necessary to convince sellers that the offer is both reasonable and appropriate. Once under contract, the buyer receives an automated schedule of key events required to make a successful closing. Events are tracked by Capitol Area Realty's administrative staff and conflicts are noted for correction by the assigned agent.

Landlords can either receive one time leasing assistance or contractual property management including prospective tenant qualification and releasing as needed. Services are tailored to the landlord's needs.

Tenants receive search assistance as well as counciling and advice about availability and qualification. Lease applications are accompanied by letters of introduction as well as any personal information that will assist the prospective tenant with the discriminating landlord.
